HOW CAN WE HELP?
We would suggest an initial meeting with you ideally at your new property, if this is not possible then maybe at one of our show properties. At this initial meeting we can determine exactly what you need, your tastes and whether it be for personal or rental use. With our knowledge of the rental market we can suggest how the property should be equiped and the contents that would be expected, also Ideas regarding furniture lighting and other fittings that will be required.
Our list is a suggestion only but covers most items that would be required. Not all properties can accommodate everything listed so obviously certain items may need to be removed. We understand that some owners like to put their own "stamp" on the property and the choice of curtains bed covers pictures cushions and ornaments can be left for the owners to complete when all the main work has been finished.
Some Suggestions
Should the property be for rental use we would suggest using single beds throughout. Maybe in one room set two beds together giving the appearance of a double. This will serve two purposes, should two individuals share the room then the beds can be pulled slightly apart (Friends often don't mind sharing a room but not a bed) Should it be a couple then the beds can be left together.Always use solid bed bases on legs and the headboards that attach to the wall. These bases are stronger than the slatted type and will allow the cleaners to move them for cleaning purposes
Always have two complete sets of bed linen and towels this helps your management company with a quick turn around should you have guests leaving and new guests arriving the same day.
Deciding on sofas, most people think of leather being too hot in the summer and cold in the winter but it will clean easier and often wears better. Always choose darker shades and think of the possibility of using a throw to add some protection. Dining tables in the lounge are nice but how often do they get used? Holiday makers tend to mainly eat out or "al fresco" on the patio/balcony. If your lounge is tight on space then forget the dining table and invest in a decent patio set. When choosing your kitchen ware pick designs that can be easily replaced if broken. Dont forget the little things like egg cups storage boxes and some plastic table ware for young children.
Always provide table mats to protect any furniture surfaces even in the bedroom. Supply ashtrays whether you allow smoking or not but leave them on the patio with plenty of signs explaining no smoking inside. Make sure you think of small emergencies, include a fire blanket and small extinquisher for the kitchen. Install a smoke alarm and leave a basic first aid kit available. Always have a few spare batteries, bulbs and small step ladder and leave instructions for any apliances you have had installed.
If your property does not have Sky satellite, then we suggest a DVD player with plenty of the freebie DVDs from the newspapers, or some old ones from home that you don't watch anymore. Potential renters with children should be made aware of this facility, so they can bring their children's favourite DVDs with them for those periods when the children are bored!!
